Nex Pest Control built its Lochbuie reputation on showing up when we say we will, quoting one flat price, and standing behind the work with a written guarantee.
Nex Pest Control technicians live and work around Lochbuie, which means the person inspecting your crawl space already knows how this soil and climate behave before they even open a toolbox.
We keep our Lochbuie crew small enough that the technician who inspects your home is the same one who treats it, and often the same one who returns for the follow-up.
Nex Pest Control runs on one rule: quote it straight, treat the actual cause, and back it in writing. That's not a slogan — it's the reason Lochbuie repeat customers call us back for the next issue instead of shopping around.
None of this replaces an actual on-site inspection, but knowing Lochbuie's pest patterns ahead of time means fewer wasted visits and faster answers for you.
Here's what tends to show up right before a Lochbuie homeowner finally picks up the phone.
One of these alone might be nothing. Two or three together, in the same week, usually means it's time to call rather than wait it out. A quick phone call and a same-day inspection usually costs less time and money than months of chasing symptoms with store-bought products.
Six service lines, one Lochbuie crew — here's what we're dispatched for most.
A wasp nest by the front door or a rodent sighting near a newborn's room doesn't wait for business hours — our Lochbuie emergency line is answered around the clock and dispatch is prioritized by risk, not by who called first. Our dispatcher asks a couple of quick questions to gauge urgency, then routes genuinely urgent Lochbuie cases ahead of standard scheduling.
Standard residential service covers the everyday Lochbuie invaders — ants, roaches, spiders, silverfish — with an initial treatment and a recurring schedule that keeps pressure from building back up between visits. Plans can be adjusted mid-season if a Lochbuie property starts attracting something new — the schedule isn't locked once it's set.
Lochbuie restaurants, retail stores, and office buildings get a documented, scheduled program with service logs ready for any health inspection, run around your actual operating hours. Technicians can service before or after business hours so treatment never disrupts customers or staff.
A written wood-destroying organism report comes standard with every Lochbuie termite inspection, whether it's for an active concern or a real estate closing. Liquid barrier treatments are mapped along the entire foundation line, not just the section where damage was first spotted.
We handle mice, rats, and the occasional squirrel or raccoon with humane methods and permanent exclusion work, not a one-and-done trap drop. We'll also flag chewed wiring or insulation damage found during the inspection so you know what to address afterward.
Monthly barrier treatment through Lochbuie's peak season targets both standing-water breeding sources and the shaded resting spots where adult mosquitoes actually hide during the day. One-time treatments ahead of an outdoor event can usually be scheduled within a day or two.
A short call to +1-844-564-2570 is usually all it takes to get a technician on the calendar. Tell dispatch what you've noticed and where — it helps us send a technician already prepared for the likely cause.
A technician walks the property, identifies what's actually there, and shows you the entry point. You'll see exactly what was found, in plain language, before any recommendation is made.
The price we quote on site is the price on the invoice, full stop. Nothing gets billed that you haven't already agreed to in writing.
If anything's still active after the guarantee window, we're back at no extra charge. Follow-up visits are already on the calendar before the technician leaves, not something you have to call back to arrange.
You approve one number before we start — no hourly clock running while a technician works. Ask any Lochbuie customer and they'll tell you the invoice matched the quote, no exceptions.
Our Lochbuie technicians are already in the area, which is why same-day windows are the norm, not the exception. We keep routes tight across Lochbuie specifically so a same-day window is realistic, not just a marketing promise.
Every Lochbuie technician carries state licensing and our company's liability coverage — ask to see it at the door. Insurance coverage protects your property in the rare event something goes wrong — most companies won't tell you that upfront.
Our guarantee terms are spelled out in your service agreement, not left to a phone-call negotiation later. Ask your technician for the specific guarantee window that applies to your treatment before they leave.
True around-the-clock coverage means an urgent call at 2am gets the same response as one at 2pm. Emergency pricing is quoted just as clearly as a daytime visit — urgency never means a hidden markup.
Our technicians have inspected enough Lochbuie attics and crawl spaces to know what's typical for your street before they even arrive. It's the difference between a generic national script and a plan built around what actually happens in Lochbuie.
Our guarantee is simple: pay for a result, not just a visit. If activity continues at your Lochbuie property after treatment, follow-up service is included, not billed separately.
The terms are spoken plainly at time of service, so there's never a surprise when you call back about recurring activity. Ask any technician on our Lochbuie crew and they'll tell you the same thing — the guarantee exists so calling back is never a hassle.
The flat quote before treatment was the deciding factor for us — no surprise line items on the invoice afterward.
Termite inspection found damage under the porch we had no idea about, and the report was thorough enough for our insurance claim.
The technician found our actual entry point instead of just leaving traps and hoping for the best.
Our restaurant needed a documented program before our next health inspection and they had it set up within the week.
Wasp nest by our garage door got removed same-day, right as the kids were about to go play outside.
They found a clogged gutter section holding water that we never would have thought to check ourselves.
Ant trail kept coming back every summer no matter what we sprayed ourselves — turned out to be a single foundation crack the technician sealed in one visit.
Our property management company needed a standing service across six units and Nex Pest Control set up one consistent schedule with a single point of contact.

We'll recommend a frequency based on what your property's inspection actually shows, not a blanket schedule.
